Update from the Board:
Letter to Owners – June 2018
Summer is upon us and there are many exciting things going on within our Bethamy community!

SIDING
The contract for the first two years of the four year project has been tendered under the supervision of Keller
Engineering and Dominion Siding came in with the lowest bid. If we can obtain a similar price for the final two
years, the cost of the siding will be very close to the estimate Keller made for this job when they did our last
Reserve Fund Study.
The units slated for year one siding replacement have been notified about railings, shrubs and other issues that
might make access to the siding difficult for the contractors. Everyone else should have a close look at what
might affect access to the siding when their turn comes. Of note are the cables that have been installed on the
outside of the siding by Rogers and other service providers. These will not be reinstalled on the new siding and
must be restrung through the interior vents as they should have been in the first place.

Work is anticipated to begin in July on the area designated by Keller, starting near the Montreal Road entrance.
The mockup block is included in this first year list and will be completed according to what was decided at the
Owners Meeting last March for the discussion of the siding project.

Owners need to be aware that rot was found on the mockup block primarily under the large windows. Access
was required to the units over several days to repair the rot which often ran behind the stucco. We anticipate the
same issues in many units and ask owners to be understanding and accommodating. Once again, we remind all
owners that absolutely nothing can be nailed, stapled, tacked or pierced through the new siding. Any damage
will result in repair costs being charged back to the owner of the unit.
FENCING
The fencing contract has yet to be tendered but will be done by the fall. The intent is to follow along the year
one siding replacement done this year with fence replacement next summer. The contractors doing the siding
will reinstall the fence if they had to remove it but they may not restore it to the original condition since it is
coming down the next year. We ask that residents be understanding of this.
BOLLARD NUMBERING
Every household that parks in a bay had a map put in their mailboxes of where the Condominium thinks they
park. People had the opportunity to report errors by the end of April. Based on feedback and to the best of our
knowledge, the parking lines will be repainted and the bollards sprayed with the unit number of the person who
parks there. We are hoping this will reduce confusion especially when new people move in. Some strategically
placed signs will be erected to identify spots that do not have bollards. When this is completed, a letter will be
made available to residents that makes a general statement that if you can show you reside in the unit that
matches the bollard, this is proof enough to get someone towed from your spot. Second car parking renters have
their rental agreement as proof. The second car spots are being renumbered as well and the rental agreements
will be updated to reflect this.
LAWSUITS
All Ms. Sennek’s (Unit 1458) appeals have been dismissed. She is no longer in possession of her unit and has
been declared a vexatious litigant in Ontario. The final judge awarded the Condominium $109,000 in costs of
which only $85,000 were securable under the lien on the unit. Ms. Sennek’s mortgage holder has paid this
lower amount to the Condominium as well as her outstanding common expenses that had been unpaid since
June 2017. The unit has now been sold by the mortgage holder. As explained at the AGM and in the Bugle, this
awarded money must go into the reserve fund to fulfill our obligations to pay into it. The money had been
withheld, with the knowledge of our auditor, to pay our legal costs. We have a shortfall due to legal costs and
the $7000 overrun in snow removal from the 2016/2017 winter but we are hoping to make up without a special
assessment.
It was made clear at the AGM and in the Bugle that the special assessment of $500 cannot be returned to the
owners even with the monetary award from the courts and it was the cost of dealing with this individual.
SPRING INSPECTION
The spring inspection was conducted in May. We were pleased to note that there were no glaring infractions.
People seem to be containing their garbage well thus preventing animals such as rats and skunks from finding a
food source on the property. The Board of Directors would like to extend a big ‘thank you’ to all owners for
their collaboration and extra efforts.
A number of people will be getting reminders to keep the backyards weeded and the grass trimmed. Self-
planting saplings (baby trees, usually maple) are a problem as well. If left to grow, they can interfere with the
fence or the foundation. If they are in a backyard, they are the responsibility of the homeowners and should be
removed before the trunk gets too big. The Condominium also reminds people to not leave private items in the
common areas such as picnic tables, chairs, sun shelters, toys, bikes etc. Please keep everything in your
backyards.
BY-LAWS
Our lawyers have updated and modernized our Condominium by-laws. We were unable to pass them at the
AGM and adjourned that part of the meeting so that we could continue to obtain votes. This is an essential bit
of housekeeping and we need to put our house in order. We will be pursuing this issue, door to door if needed,
to garner the 51% needed to pass them.
FACEBOOK PAGE/WEBSITE
A community Facebook page has been created with the name Bethamy Woods Community Page. If you wish to
be a member, search for the group in the search bar, click “groups” and it will appear. Click the Join button and
an administrator will approve your membership. We would like to restrict membership to owners and residents
of Bethamy Woods, although Property Managers who look after some of the rentals are welcome as well. There
is not much content as yet but once people sign up, the administrators will start posting items. If you do not
have access to Facebook and don’t want to join for this, no essential information will be posted only to
Facebook. You will also receive important updates through letters like this and the Bethamy Bugle. New
information presented at the AGM or special meetings is usually repeated in these venues as well.
The website is still out of date and is the next project that will be tackled.
